Job Description

Project Manager (Operations)

Purpose

A Project Manager, Operations (PM) is responsible for delivering a quality project timely while

keeping it at or preferably - under budget. They will perform accurate take offs of re-estimating

each project assigned to them to ensure a proper budget at the outset. He/she has the ability to

function autonomously, working independent of a support staff, without formal documentation, in

a fast-paced environment and can manage changing priorities. The Project Manager will have

goals presented and tracked using Key Performance Indicators (KPIs). He/she will be assigned

Annual Company, Department, and quarterly priorities.

What PMs are NOT Responsible for

Receive/coordinate ITBs from Clients (a full time bid coordinator does that for you)

Takeoffs to bid the project (done by a team of architects for you)

Pricing for those takeoffs pre award (done by a team of architects for you)

Field Manage the Project (a Field Manager will be your eyes and ears on site)

Send Purchase Orders (a full time Purchasing department will do that for you)

Track Material (a full time Purchasing department will do that for you)

Bill Projects (a full time AR department will do that for you)

Responsibilities

Review Projects upon Abbey Award (aka Project Check) and decrease future shortages

Provide support as needed to the Project Executive and General Contractor during all

phases of construction

Identify the critical path issues and institute remedies that shorten that critical path

needs to be done to deliver a quality project by any means necessary. This is a cornerstone of Abbey.

Job Score Card Project Manager (Operations)

Serve as the liaison with the clients and internal personnel

WIP Management

Pull product data, confirm specs

Review, identify and implement Change Orders to plans per RFI/ADDENDUMS/BULLETINS

Post Project Award

Identify the critical path issues and institute remedies that shorten that critical path

Serve as the liaison with the clients and internal personnel

Track and follow Schedules alongside material ETA to coordinate installations

Assist in Increasing the overall gross margin per project by mitigating the risk of shortages

or assembling and receiving approval on Change Orders

Award and release projects for processing to purchase materials or services

Daily standups with your Field Manager; weekly WIPs with FM and Director of Ops going

over every project; Quarterly and Annual meetings with company.

Measures of Success

Driving Revenue by identifying potential financial opportunities on Abbey project as well

as identifying potential roadblocks that will have negative financial or reputational impact.

Adjusted Gross Margin is 21%+ per project.

Qualifications

Required: 2 years experience in the commercial flooring/tile commercial sphere

supervising, managing and/or selling projects

Required: to have full take off ability for Flooring and/or Ceramic in RFMS Measure

Required: Experience with Microsoft programs, particularly Excel

Required: team player, must communicate clearly and often, able to multi-task, and is

hyper organized. They are enthusiastic, energetic, detail oriented, and a hardworking

individual.  Preferred: to have some contacts at General Contractors whose roles are to release

projects to subs (Project Managers, Project Executives, VPs, etc)
